The Challenge
Kwame Building Group, the project management company representing the Urban League of Metropolitan St. Louis, contacted Commercial Flat Roof Company after concerns were raised regarding possible storm-related roof damage and ongoing leak issues inside the building.
During our inspection, we found that the existing roof was an aging granulated modified bitumen roofing system. Although the roof maintained positive drainage, the membrane had sustained storm-related damage that impacted its long-term performance and contributed to active leak concerns. Our team performed a comprehensive commercial roof inspection, documenting the roof membrane, seams, flashings, perimeter details, drainage areas, and visible storm damage. Detailed photos and inspection notes were collected to support the roof's condition and define the recommended commercial roof replacement scope.
Following the inspection, Commercial Flat Roof Company prepared a detailed roof damage report for the insurance carrier's review. After evaluating the findings and supporting documentation, the insurance claim was approved for a full replacement of the existing roofing system.
The project required replacing the aging, storm-damaged modified bitumen roof with a new manufacturer-certified commercial TPO roofing system while maintaining jobsite safety, coordinating multiple project stakeholders, and minimizing disruptions to the Urban League's daily operations.

Our team installed a new Versico® 60-Mil Fully Adhered TPO Roofing System over the existing concrete roof deck. The assembly included a fully adhered tapered PolyISO insulation system engineered to improve drainage, maintain proper roof slope, and provide a durable foundation for the new TPO membrane.
To complement the new roofing system, we installed cardinal-red perimeter metal trim that enhanced the building's appearance while incorporating the Urban League's signature colors into the finished project.
Throughout construction, required Versico inspections were completed during the initial, progress, and final phases of the installation to verify compliance with manufacturer specifications and certification requirements.
