Commercial Roof Restoration for Lyall, Thresher & Associates in Elk Grove Village, Illinois
Commercial Roof Leak Repairs & Silicone Restoration
When Lyall, Thresher & Associates reached out to Commercial Flat Roof Company, the main concern was a series of recurring roof leaks affecting their Elk Grove Village facility. The existing commercial flat roof was still a good candidate for restoration, but several problem areas had developed across the roof and needed to be addressed before the building could be protected long-term.
Instead of looking at the roof as a simple repair, CFRC evaluated the full condition of the system and presented several options based on the property’s needs and budget. The property chose a full silicone roof restoration, giving the existing roof a more comprehensive path forward without immediately moving into a full new roof installation.

The Challenge
The roof had more than one isolated issue. Several active leak areas had been identified, along with aging seams, penetration details, worn roofing sections, and other vulnerable areas that could continue creating problems if they were left untreated.
The challenge was to take care of the immediate leak concerns while also improving the overall condition of the roof as a complete system. For this project, that meant looking beyond temporary commercial roof repairs and putting together a commercial roof restoration approach that would address both the visible problem areas and the general wear that had developed across the roof over time.

The Solution
Before the roof coating system was applied, CFRC worked through the existing roof and corrected the areas that needed attention first. Open seams were repaired, deteriorated roofing areas were restored, and penetration details were reinforced. The roof was thoroughly cleaned and prepared to create a suitable surface for the final restoration system.
Once the repair and preparation work was complete, the entire approximately 11,250-square-foot roof received a high-solids silicone roof coating system, including wall flashings and penetration areas. The completed restoration created a continuous protective surface across the existing roof while preserving the roofing system beneath it.
The known leak areas were addressed, vulnerable details were reinforced, and the building received a more complete long-term solution than repeated spot repairs alone.
By choosing the full restoration option, Lyall, Thresher & Associates was able to address the roof as a complete system rather than continuing to react to individual leak locations. The finished project brought the repair work, vulnerable roof details, and protective coating together into one coordinated solution for the Elk Grove Village facility.

DEALING WITH RECURRING COMMERCIAL ROOF LEAKS?
Recurring roof leaks can be a sign that isolated repairs are no longer addressing the overall condition of your commercial roofing system. Aging seams, deteriorated flashing, vulnerable penetrations, and general membrane wear can create multiple entry points for water even when the underlying roof remains a good candidate for restoration.
Commercial Flat Roof Company evaluates the entire roof to determine whether targeted commercial roof repairs, a silicone roof coating system, or a more comprehensive commercial roof restoration provides the right path forward. When the existing roof remains serviceable, restoration can address vulnerable areas, create a continuous protective surface, and extend roof life without the cost and disruption of a complete replacement.
