With nearly 250,000 square feet of roofing over an active manufacturing operation, understanding the overall condition of the existing roof assembly was an important first step before recommending the most appropriate long-term solution. The Challenge
The primary challenge was identifying the specific roof areas contributing to the facility’s ongoing leak concerns and determining where targeted commercial roof repairs would be needed before the restoration process could begin.
A detailed roof inspection, thermal scan, and further evaluation were used to isolate vulnerable areas and better understand the condition of the existing EPDM roof system.
This allowed our team to create a focused repair and restoration plan that addressed the areas requiring attention first while properly preparing the roof for a complete silicone restoration system.
The Solution
Following the roof evaluation, targeted repairs were completed throughout the areas requiring additional attention. Select sections of the existing EPDM roof system were replaced as needed with new properly installed EPDM membrane to restore these targeted areas. Once the targeted repairs were completed, the entire roof was thoroughly prepared for restoration. Seams, penetrations, flashing conditions, skylights, drainage areas, and other vulnerable roof details were professionally and thoroughly repaired and sealed before the coating application began.
The approximately 249,000-square-foot roof system was then restored using the Sherwin-Williams® UniFlex High Solids Silicone Roof Restoration System, creating a seamless, reflective waterproofing membrane across the existing EPDM roof.
From the initial inspection and thermal scan through targeted EPDM repairs, roof vent installation, detailed surface preparation, and full-roof silicone application, each phase of the project was completed as part of a comprehensive commercial roof restoration designed to improve long-term roof performance.
The completed restoration addressed the facility’s ongoing leak concerns while renewing the existing roof system with a durable, uniform silicone restoration system across the entire roof area.
