Project Overview
Commercial Flat Roof Company completed an approximately 14,400-square-foot silicone roof restoration for The Vegan Copacker, an active food manufacturing facility located in Elk Grove Village, Illinois.
The existing granulated modified bitumen roof remained a viable candidate for restoration but required detailed cleaning, targeted repairs, and additional protection to extend its service life. After reviewing several roofing options with the client, a silicone restoration system was selected as the most practical solution for the building’s current condition, operational needs, and budget.

The Challenge
The existing modified bitumen roof had experienced normal weathering and deterioration over time. Several areas required attention, including aging seams, penetration bases, small openings, and other vulnerable roof details where water intrusion could potentially develop.
Although the roof required restoration, its overall condition did not justify immediately removing and replacing the entire system. The client needed an option that would protect the existing roof, extend its useful service life, and provide dependable warranty coverage without the cost and disruption associated with a complete roof replacement.
The property’s use as an active food manufacturing facility added another important consideration. The roofing work had to be completed with careful attention to cleanliness, organization, and control of rooftop debris while daily operations continued inside the building.
Proper surface preparation was also especially important. The existing roof had to be thoroughly cleaned so the repair materials and silicone roof coating could properly bond to the roof surface. Loose debris, dirt, and other contaminants could not be allowed to interfere with the completed roof restoration system.
The challenge was developing a practical roofing solution that addressed the existing roof conditions, protected the building from future water entry, minimized disruption to the facility, and provided the client with a dependable long-term result.
The Solution

The roof underwent a detailed, multi-step cleaning process that included removing accumulated debris, cleaning the surface with commercial equipment, and pressure washing the roof before the restoration materials were applied. This preparation helped create a clean and suitable surface for proper adhesion.
Once the roof was prepared, our crews completed targeted and proactive repairs throughout the roof area. Vulnerable seams, penetration bases, openings, and other detailed roof conditions were reinforced using UniFlex One-Flash Silicone Repair Mastic and compatible restoration materials.
After the repairs were completed, the entire roof surface and its associated details were restored using Sherwin-Williams® UniFlex High Solids Silicone Roof Coating. The coating was applied evenly across the existing membrane to create a continuous protective surface over the roof.
The completed system renewed the waterproofing protection of the existing roof without requiring an unnecessary tear-off. It also provides a maintainable roof surface that can be inspected, serviced, and recoated in the future as conditions warrant.
