Roland Machinery operates an active industrial equipment rental and service facility in Bridgeton, Missouri. The property is protected by approximately 42,650 square feet of EPDM roofing, consisting of a lower office roof and a larger upper shop roof.

The existing roof system was approximately 12-15 years old and had developed scattered leaks throughout the facility. Although the EPDM membrane remained serviceable overall, several vulnerable conditions had developed around rooftop equipment, penetrations, seams, previous repairs, flashing transitions, and exposed parapet walls.

The Challenge

One of the primary challenges was accurately locating all sources of water entry. Small cuts, punctures, splits, and seam openings in an EPDM membrane can be difficult to identify when dirt and normal rooftop buildup are present.

Before pressure washing began, the larger openings and visibly damaged areas were repaired to help prevent additional water intrusion during the cleaning process. Once those immediate concerns were serviced, the entire roof surface was thoroughly cleaned and pressure-washed so the membrane could be evaluated more thoroughly.

The cleaning process exposed several previously hidden problem areas. Multiple cuts and punctures were discovered around rooftop HVAC units, with several appearing to be related to previous mechanical service activity. These small openings had become a major contributor to the leaks occurring inside the facility.

Additional concerns were found at aging T-joints, opening cross seams, existing patches, equipment curbs, penetrations, counterflashing transitions, expansion joints, and exposed concrete parapet walls. Addressing only the most obvious leak areas would not have provided the complete level of protection the facility required.

The Solution

After the larger openings were initially serviced, Commercial Flat Roof Company thoroughly cleaned and pressure-washed the entire roof surface to expose the remaining concealed problems.

Each puncture, split, seam opening, and vulnerable detail was identified and clearly marked so the repair team could work systematically across both roof sections. The affected areas were then properly repaired using EPDM-approved repair products and experienced installation methods.

Opening T-joints, cross seams, penetrations, rooftop equipment details, previous repairs, and other vulnerable areas were addressed as needed. Additional attention was given to the HVAC units and surrounding roof areas where multiple cuts and punctures had been discovered.

The exposed concrete parapet walls, expansion joints, flashing transitions, and upper-roof wall connections were also waterproofed as part of the overall repair process.

Once the detailed EPDM repairs were completed, Sherwin-Williams UniFlex High Solids Silicone Roof Coating was applied over the repaired areas. The silicone commercial roof coating helped reinforce the completed repairs and create a more uniform, continuous seal across each repaired surface.

This additional protective layer also provided greater resistance against weather exposure and prolonged UV rays. Limiting direct exposure to sunlight helps protect the repaired areas against premature drying, deterioration, and cracking over time.

The successfully completed roof service addressed the active leak concerns while preserving the existing EPDM roofing system. This approach aligned with Roland Machinery’s operational goals and budget while avoiding the cost and disruption associated with an unnecessary roof replacement.
