Project Overview
Commercial Flat Roof Company partnered with Kwame Building Group to complete an approximately 60,000-square-foot commercial TPO roof installation at the Urban League of Metropolitan St. Louis Headquarters following storm-related damage concerns and ongoing roof leaks.
The project included a new Versico® 60-mil fully adhered TPO roofing system over a tapered PolyISO insulation assembly designed to direct water toward the building’s existing internal roof drains. Pre-cut sumps were installed around each drain, along with manufacturer-approved custom crickets to improve drainage performance.
The completed commercial roof replacement system also included complex wall and flashing details, custom cardinal-red perimeter edge metal, and close coordination with Versico field inspectors and other on-site contractors. The project was successfully completed and backed by a 20-Year Versico Edge-to-Edge Total System Warranty.

The Challenge
Kwame Building Group, representing the Urban League of Metropolitan St. Louis, contacted Commercial Flat Roof Company after concerns were raised regarding possible storm-related roof damage and ongoing water intrusion at the organization’s headquarters at 1408 Kingshighway Boulevard in St. Louis, Missouri.
Our inspection found an aging granulated modified bitumen roof system with storm-related damage and several areas requiring a dependable long-term waterproofing solution. The existing roof also had areas of inadequate drainage that contributed to standing water and required a carefully designed tapered insulation plan. Additional conditions requiring detailed planning included complex wall transitions, internal drains, perimeter conditions, and out-of-the-ordinary flashing details.
Project logistics also required careful coordination. Interior access was limited while the building remained active, so exterior equipment was used throughout the roofing operation. A telehandler with a hopper transferred removed roofing materials into designated roll-off dumpsters, while manlifts provided access to exterior work areas. Budrovich, our partnering crane company, also provided extended crane services for material delivery and placement.
The roofing work was closely coordinated with plumbing and tuckpointing contractors working at the property. In particular, work involving the internal roof-drain systems had to remain aligned with the roofing installation and Versico inspection process.
The challenge was completing a certified commercial roof system while improving the building’s drainage, coordinating multiple trades, maintaining safe and organized site operations, resolving custom roof details, and minimizing disruption to the Urban League’s daily activities.
The Solution
Commercial Flat Roof Company installed a new fully adhered Versico® 60-mil TPO roofing system designed to provide long-term waterproofing and improved drainage performance.
A new tapered PolyISO insulation assembly was installed to create proper slope and direct water toward the existing internal roof drains. Pre-cut sumps were incorporated around every drain to create lower collection areas and help water flow efficiently into the drainage system.
Custom crickets were also designed and installed to redirect water around rooftop obstructions and reduce the potential for standing water. These details were reviewed and approved by the Versico field inspector to confirm compliance with manufacturer requirements.
The TPO membrane was installed throughout the roof area, including walls, penetrations, drains, perimeter transitions, and detailed flashing locations. Several unusual roof conditions were reviewed directly with the Versico inspector so the approved installation methods could be confirmed before work continued.
New custom cardinal-red perimeter edge metal was installed and integrated with TPO-approved roofing components. In addition to protecting the roof perimeter, the custom color provided a clean finished appearance inspired by the Urban League’s recognizable branding.
Throughout construction, our commercial roofing crew leaders and project managers held daily meetings to review safety, production, material needs, upcoming work, and overall progress. This kept the roofing crews aligned with the project scope and Versico’s progress inspections.
By reviewing critical details throughout the installation, our team addressed manufacturer requirements promptly, avoided unnecessary rework, and maintained forward progress.
The completed 60,000-square-foot roofing system now provides the Urban League Headquarters with improved drainage, dependable waterproofing, and a clean, professional finished appearance. Following the required Versico inspections and final corrections, the system qualified for a 20-Year Versico Edge-to-Edge Total System Warranty, providing long-term protection and confidence in the completed installation.
